ESSENTIAL DUTIES & RESPONSIBILITIES

All Levels:
  • Installs, maintains, repairs and may construct the interior and exterior building architectural systems; including interior walls, interior and exterior doors and hardware, basic locksmith service to include key cutting, floor coverings, suspended ceilings, windows, finish carpentry, rough carpentry, wall coverings, painting, furniture repair, concrete, caulking, roofing and flashing.
  • Installs, maintains and repairs domestic and fire system water plumbing, pumps and tanks, cleans and maintains sanitary sewer drains and traps and performs general maintenance as necessary to provide reliable service for customers.
  • Performs minor maintenance and repairs to electrical power distribution systems, plumbing/mechanical systems and heating, ventilation and air conditioning (HVAC) equipment; requires the general understanding of emergency electrical requirements and systems to include Uninterruptible Power Supply (UPS) systems, transfer switches and generators; requires the ability to read, understand and update one-line electrical diagrams and schematics.
  • Performs minor maintenance and repairs of electronics, audio/visual equipment and security alarm systems; requires the ability to diagnose and resolve complex problems of any electrical nature.
  • Performs appropriate testing and preventative maintenance on all major building systems, such as electrical switch gear, diesel generators, UPS, pumps, chillers and air handling units.
  • Assists in the operation and maintenance of industrial control systems related to the critical operations and HVAC equipment; requires control understanding including basic computer program modification as well as the relationship between software commands and how the effected equipment will respond.
  • Obtains and organizes all information required for the work to be performed such as drawings, vendor manual, supplemental instructional materials, special procedures and other material which is appropriate; supplements this material by preparing any additional sketches, drawings, diagrams, notes or instructional material which will clarify the work that may be performed by others.
  • Identifies and secures all parts and materials required to complete the work and/or project.
  • Maintains adequate critical operations parts and supplies in stock.
  • Determines and identifies any vendor and contractor service required for the work and/or project.
  • Develops total cost estimate for projects to be performed, including labor, materials and contracted services.
  • Keeps accurate metrics on the performance of planning and scheduling functions and provides reports to senior leadership.
  • Identifies areas in the CMMS for improvement and makes recommendations for changes to the appropriate leader.
  • Ensures timely completion and close out of all work orders.
  • Tracks inventory and submits purchase requisitions to management for approval.

Intermediate Level:
  • Guides other maintenance employees in the performance of the daily building maintenance activities; May train others in the performance of the following listed responsibilities.
  • Installs, maintains and repairs domestic and fire system water plumbing, pumps and tanks, cleans and maintains sanitary sewer drains and traps and performs general maintenance as necessary to provide reliable service for customers.
  • Maintains, operates, monitors and performs minor repairs to plumbing/mechanical systems and heating, ventilation and air conditioning (HVAC) equipment.
  • Install, maintain, operate, monitor and repair electronics, audio/visual equipment and fire detection, annunciator and alarm systems.
  • Performs appropriate testing and preventative maintenance on all major building systems, such as pumps, chillers, kitchen equipment, automated door systems and air handling units.
  • Operates and maintains industrial control systems related to the critical operations and HVAC equipment.

Senior Level:
  • Performs major and/or minor maintenance and repairs to electrical power distribution systems, mechanical, plumbing, heating, ventilation and air conditioning equipment and systems.
  • Provides expert understanding of emergency electrical requirements and systems including Uninterruptable Power Supply (UPS) systems, transfer switches and generators.
  • Installs, maintains, operates, monitors and repairs electronics, audio/visual equipment and fire detection, annunciator and alarm systems; diagnoses and resolves complex problems of any electrical nature.
  • Ensures appropriate testing and preventative maintenance is performed on all major building systems, such as electrical switch gear, diesel generators, UPS, pumps, chillers and air handling units.
  • Operates and maintains industrial control systems related to the critical operations and HVAC equipment.
  • Installs, maintains and repairs domestic and fire system water plumbing, pumps and tanks, cleans and maintains sanitary sewer drains, traps and performs general maintenance as necessary to provide reliable service for customers.
  • Develops written preventative maintenance procedures and continuously reviews them to ensure accuracy and completeness.
  • Performs site visits for quality control and training purposes and consults with contracted individuals and co-workers when problems and/or questions arise.
  • Coordinates and works with vendors that provide technical services, including, electrical, plumbing and HVAC as necessary.
  • Supervises selected contractors by meeting with them to determine and analyze the scope of work to be performed, establishing schedules and overseeing them during the work.
  • Serves as the technical expert for trouble shooting problems with all electrical and mechanical building systems at all the company's facilities.
  • Provides prompt, 24 hour a day response to resolving any issues with the operation of building systems critical to the uninterruptible operation of the control room as well as the normal day-to-day operation of the offices.
  • Assists in the review of designs and plans for compliance with engineering principles, company standards, contract requirements and related specifications.
  • May review invoices to verify materials were received and services were provided according to contracts and purchase orders; collaborates with management on authorization of related invoice payments.
  • May lead other general maintenance employees in the performance of the daily building maintenance activities.
  • May train others in the performance of some or all the duties of this job.

REQUIREMENTS

Associate Level:
  • Minimum of two (2) years of experience in commercial building maintenance and repairs or other related construction or building trades; license or certification is preferred or relevant, equivalent experience and/or education.


Intermediate Level:
  • Must be trained/certified in Boiler and air handling equipment operations and repairs.
  • Minimum of five (5) years of experience as a Building engineer or relevant, equivalent experience and/or education.


Senior Level:
  • Must hold a valid state Electrical Journeyman License or relevant, equivalent experience and/or education.
  • Minimum of eight (8) years of experience as a journeyman electrician.
  • Possesses a thorough understanding of building electrical, mechanical and structural components.
  • Possesses the ability to read, understand and update one-line electrical diagrams and schematics.
  • Possesses a good understanding of operational concerns associated with maintaining a facility.
  • Possesses an excellent knowledge of building maintenance standards and practices and of the Electrical and Building Codes.
  • Possesses the ability to work from blueprints and general schematics and be able to solve mechanical problems related to this job.
  • Experience with the operation of computer-controlled HVAC systems is preferred.


All Levels:
  • Must be willing and able to respond to calls outside the regular hours of work.
